The Monson Board of Assessors has completed the fiscal year 2008 revaluation. The town received Preliminary Certification from the Department of Revenue November 7, 2007. The new values are based on a complete exterior review of all properties along with analyzing sales that took place in the town from calendar years 2005 & 2006. The new values are available for public review November 7, 2007 and will run through November 16, 2007.
Property owners are urged to come in to review their property data and value in advance of issuing the tax bill. This is your opportunity to resolve any incorrect data prior to the actual tax bill. The Assessors office will have extended hours to accommodate the public. The regular office hours are Monday through Friday from 9am – 4pm. In addition the office will stay open until 7pm on Wednesday, November 7, 2007 and Wednesday, November 14, 2007.
The valuation books will be available for review in the Assessors Office and the Monson Free Library. A valuation book will also be available on the town website/Board of Assessors at http://www.monson-ma.gov. Please note: On 11-8-07, a revised proposed valuation list for FY 2008 has been uploaded. Thanks to the taxpayer who realized the
spreadsheet was missing the outbuilding values it has been rectified. The total value did not change, the building value was updated to include any outbuilding value. If you previously viewed this report your computer may have stored the old spreadsheet. To resolve this you should clear your history in your web browser then you can access the most updated information.
After receiving preliminary certification and completing the disclosure period the assessors will re-submit the values and await final certification.
The assessors annually review assessment with each calendar year sales to maintain full and fair value on all property.
The tax rate for fiscal year 2008 has not been determined as of yet. Once the tax rate and values are approved they will be reflected in the 1st actual tax bill for FY 2008. These bills will be mailed prior to January 1, 2008.
